Types of loft conversion

Which conversion
is right for you?

The conversion type is the biggest single factor in cost and usable space. Here’s what each option delivers.

Velux / Roof lights only
The simplest and least invasive option. Velux windows are fitted into the existing roof slope — no structural changes to the roofline.
Typical cost£14k – £19k
L-shaped dormer
A rear dormer combined with a side dormer over the back addition — creating an L-shape when viewed from above. Maximum-space option.
Typical cost£52k – £65k
Hip-to-gable
For semi-detached and end-terrace houses with a hipped (sloping) roof end. The sloping hip is replaced with a vertical gable wall.
Typical cost£44k – £56k
Mansard
The most substantial loft conversion — the rear roof slope is replaced with a near-vertical wall. Creates maximum volume.
Typical cost£68k – £85k

Hutch confirms your fixed price in writing before a tile is moved. That number doesn’t change.
📋
Party wall managed end-to-end

The project
Victorian mid-terrace in Brockley, SE4. The clients wanted to convert the loft into a master suite with en-suite and study. An L-shaped dormer was the ideal solution, creating 28m² of usable floor space.

Challenges: party wall with both neighbours, tight staircase position, and a leaky existing roof. All resolved within the fixed price.
What was included in the £68,500
Structural drawings and SE calculations · Party wall notices and awards for both neighbours · Scaffolding and roof strip · L-shaped dormer structure · New floor structure with acoustic insulation · Juliet balcony glazed door · Steel beam over stairwell · Loft staircase · First fix carpentry, electrics and plumbing · En-suite (shower, WC, basin, UFH) · Boarding, plastering · Second fix · Building regs completion certificate · 10-year warranty
The fixed price was the thing that sold us. Three other builders gave estimates between £55k and £90k — with Hutch the number was £68,500 and that’s exactly what we paid.

FAQ

Loft conversion
questions answered.

Most rear dormer, hip-to-gable and L-shaped dormer conversions fall under Permitted Development rights — no planning application is required. Exceptions: mansard conversions always require planning. Conservation areas restrict PD rights. We advise at the site visit.
Key factors: headroom (need at least 2.2m from floor to ridge), roof pitch, and roof type. We assess all at the free site visit.
For any loft conversion that involves building on or cutting into a shared wall, you are legally required to serve a Party Wall Notice. Hutch manages the entire party wall process as part of your project.
Yes — loft conversions are among the most liveable construction projects. The roof is made weathertight before internal works begin.
Consistently, yes. SE London terraces typically see a value uplift of £75k–£120k from a well-executed dormer conversion.
