Layout determines run length, unit count and installation complexity. Each comes with a different base cost — all at fixed fee.

Straight / galley
Single run of units along one wall or in a narrow galley format. The simplest layout — ideal for compact kitchens or where the design requires a clean single run. Efficient use of space, easier to install, lowest unit count.
Standard spec from£9k – £14k
L-shaped
Units run along two adjacent walls, creating an L. The most common residential kitchen layout — a good balance of counter space, storage and workflow. Works well in most SE/SW London kitchen sizes and creates a natural separation between cooking and dining zones.
Standard spec from£14k – £22k
U-shaped
Units on three sides — maximum storage and worktop space. Best suited to larger kitchens with adequate room to move within the U. Creates a highly efficient working kitchen. Often combined with an open end to allow access to a dining area.
Standard spec from£18k – £28k
Island
Open-plan kitchen with a central island — the aspirational SE/SW London renovation. Usually involves wall removal to create the open-plan space. The island provides additional prep space, storage and seating. Often the centrepiece of a rear extension or side return project.

The project
A 3-bed Victorian terrace in Hither Green where the original kitchen and dining room were separated by a chimney breast and partition wall. The clients wanted a single open-plan kitchen-diner with an island. We removed the chimney breast, installed an RSJ over 4.2m, opened the space up and designed a handleless bespoke kitchen with central island, integrated appliances and electric underfloor heating. Family lived in the house throughout.

Kitchen renovation
questions answered.

Most pure kitchen refits don’t require building regulations approval. However, if you’re removing a structural wall, adding a new electrical circuit, or relocating gas supply, building regulations do apply. We handle any required BCO applications as part of your fixed fee.
Wall removal involves: confirming whether the wall is structural, installing temporary props, installing the RSJ steel beam, removing the props, and making good. Structural drawings and BCO sign-off are required for any structural wall removal. We include these free in every Hutch project involving structural work.
Yes — we offer supply & fit or fit-only. Fit-only adds £1,200–£2,000 for labour depending on complexity.
Yes, most clients stay in the property. The main disruption is the loss of kitchen use for 1–3 weeks during installation. For projects involving wall removal, there’s typically 2–3 days of significant disruption — dust, noise, temporary propping — which we manage with hoarding and clear communication.
Your fixed price covers all labour, project management, waste removal and any structural work in scope. The scope of works lists every material, every trade and every exclusion so you know exactly what’s in the price before we start.
